All our prices include VAT and don’t forget: we won’t charge your tenants.

Smoke Alarms The Building Regulations 1991 – Smoke Alarms

With effect from 1 October 2015, it is now the law that landlords must install working smoke and carbon monoxide alarms on each floor (or each room of the property, as appropriate). These must be checked by the landlord at the beginning of each tenancy.

Legionnaire Risk Assessment

Legionella Risk Assessment – Risk Assessment of all accessible cold and HW facilities.

It’s the responsibility of landlords to make sure that the properties they own are safe for their tenants. (This is a legal requirement for all landlords, whether you are renting out a property or just a room.)

The control of Legionella bacteria in water systems in private rented accommodation now falls under the revised Health and Safety at Work Act 1974 and is controlled by the Health & Safety Executive’s (HSE) directive ACOP L8 (Approved Code of Practice: Legionnaire’s Disease and the Control of Legionella Bacteria in Water Systems).

Energy Performance Certificate EPC

EPCs have been a requirement since 1st October 2008. Valid for 10 years, the certificate demonstrates that property complies with MEES legislation and shows a record of the energy efficiency levels and CO2 emissions of a building, using a standard table from A to G.



It is advisable at the beginning of each tenancy there is an inventory completed on the property. This will protect both the landlord and the tenant against misuse of the property during the tenancy.

This reports the schedule of condition of the property at the beginning of the tenancy and is used to aid disputes at the end of the tenancy towards any dilapidations that may occur.

The price depends on the number bedrooms and prices start from a studio flat.

Property Inspections

Inspections are advised to help landlords keep on top of property maintenance and to report on the schedule of condition of the property while in the tenant’s use. These can aid in the event of any disputes between landlord and tenants.

Deposit Protection

The service includes registering the landlord and tenant details and protecting the security deposit with a government-authorised scheme. We’ll provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of the start of the tenancy.


Rent Guarantee Warranty

Despite thorough and diligent referencing, tenants’ circumstances can and do change (e.g. redundancy), which can mean loss of rent for the landlord. Rent guarantee will protect the rental income of landlords and include legal expenses cover to obtain vacant possession of the property. More details on application.

We are appointed representatives only and are not FSA approved. Please note that it is a landlord’s responsibility to contact the relevant insurance provider for clarification of their policy.

12 months

Submission of Non-Resident landlord receipts to HMRC

We’ll remit and balance the financial return to HMRC quarterly and respond to any specific query relating to the return from the landlord or HMRC.


Court Attendance

To attend court – charged per hour. Minimum charge: four hours.
